36-Unit Mantua Portfolio Trades for $5.3M

Philadelphia, Pa., June 28, 2022 – Scope Commercial Real Estate Services, LLC (“SCOPE”), a leading middle-market multifamily investment sales firm has announced the sale of a 36-unit, six-building multifamily portfolio located in the Mantua neighborhood of Philadelphia, PA. The entirety of the portfolio sold for $5,300,000, equating to $147,222.22 per unit.

Saam Tashayyod, senior associate at SCOPE, had the exclusive listing to market the property on behalf of the seller, Haverford Square Properties, and procured the buyer, a JV between BrookWynn Capital Partners, Voyage Investments, and Shift Capital.

“The Haverford Square Portfolio presented a rare opportunity to acquire a value-add portfolio with strong historical occupancy in the Mantua neighborhood,” added Tashayyod. “The influx of life sciences and office development, including Schuylkill Yards, coupled with the proximity to Drexel University will provide new ownership with strong rental market demand.”

Located in the Mantua neighborhood along the 3800 block of Haverford Avenue, the portfolio consists of 3838, 3840, 3842, 3856, 3858 and 3860 Haverford Avenue. The 36 units are comprised of one-bedroom, one-bathroom units with 20 percent of the portfolio renovated.
